- All reservations require a deposit with full payment due prior to your arrival.
- State and local occupancy taxes will be added to the nightly room rate.
- Two night minimum is required at our B&B on major holidays, festivals, and high season weekends.
- We accept Cash, Visa, Mastercard, Discover, and American Express as payments.
- 14 day cancellation notice required prior to arrival date for a refund less $50.00 handling fee. Exceptions—See Cancellation Policy below.
- 30 day Festival cancellation notice required prior to arrival date for bookings during the Round Top Antique festival weeks as well as other festivals’ weeks. Payment in full is required prior to your stay.
- Cancellation Policy: As our Mama taught us---, it’s rude not to RSVP if you cannot make it. In that vein, we hope you understand that we are a small business and cancellations affect us significantly; therefore, we strictly adhere to our cancellation policies. Your payments will be refunded, less $50.00 if we receive notification of cancellation 14 days prior to your arrival date (except for 30 day cancellation notice for Festivals, see above). After 14 days, the deposit is non-refundable. Cancellations within 48 hours forfeit deposit entirely. Festival cancellations—please note that all reservations during the Round Top and area Antique Festivals (Fall and Spring), Bluebonnet Festival and the Scarecrow Festival must be confirmed with payment in full prior to your stay. Cancellations will result in the forfeiture of the entire payment, so please reserve carefully. We hope you understand our cancellation policies as these are our peak seasons. As all Southerners know, we speak to everyone, so remember Your reservation is not confirmed until we have contacted you personally.
- Rates and policies are subject to change and may vary during high demand periods and for special requests.
- Check in time begins at 4:00p.m. If arriving later, please call to make arrangement for self-check-in.
- Although we hate to see guests go, check out time is 12 noon, so you can grab lunch on your way back to your home.
- We offer daily a continental breakfast that you can grab and go at your convenience.
- Absolutely no smoking or tobacco products of any kind - (smoke, smokeless vape, hookah, or chewing tobacco) are allowed inside the cottage or on the front porch. It is permitted in the back yard; however, we do ask that you utilize the ash buckets/spittoons for associated debris. A $500.00 additional charge will be assessed for violation of this policy.

- Only registered guests are allowed in Vintage Southern Comfort.
- No pets.
- We reserve the right to turn away guests in direct violation of our children’s policy, non-registered guests policy and/or our pet policy, with NO refund.
